REITs are required to distribute at least 90% of taxable income as dividends, which makes REIT ETFs attractive for income-seeking investors. Broader real estate ETFs may include both REITs and non-REIT real estate companies such as homebuilders, property developers, and real estate services firms, providing a more comprehensive view of the real estate value chain.
The real estate sector is influenced by interest rate trends, demographic shifts, and evolving property demand patterns. The growth of e-commerce continues to drive demand for industrial and logistics properties, while remote work trends have created both challenges for office REITs and opportunities for residential and data center operators. Interest rate sensitivity remains a key consideration, as higher rates increase borrowing costs for property companies and make REIT dividend yields relatively less attractive compared to bonds.
