The growth of e-commerce continues to drive demand for industrial and logistics properties, while remote work trends have created both challenges for office REITs and opportunities for residential and data center operators. Interest rate sensitivity remains a key consideration, as higher rates increase borrowing costs for property companies and make REIT dividend yields relatively less attractive compared to bonds.
